This page is not cluttered with historical or demographic data. That information is available elsewhere. The focus here is on the things which you might find important. Instructions for viewing Canton real estate listings are found at the bottom of this article...

Canton, a pleasant and rapidly growing residential community with light manufacturing is situated just 18 miles southwest of Boston, far enough away from the big city to provide residents with a laid-back, homey feeling of community, but close enough for a tolerable commute. Canton enjoys a prime location, offering easy, direct access to the state's major highways (including SR-128/ I-95, I-93, SR-138, and SR-24). Commuter/passenger rail is available with two stops in Canton: Canton Center and Canton Junction, as well as Route 128 in Westwood. Bus service is also available.

Spending weekends at home is a real pleasure in Canton! Many of the town's lakes, ponds, and wetlands are under state protection; including, the Eleanor Cabot Bradley Reservation, an 82 acre estate that blends open fields, woodlands and gardens in the shadow of Great Blue Hill. You might also enjoy the Mildred Morse Allen Wildlife Sanctuary and the Pequitside Farm, a town-owned, 38-acre conservation and recreation area which offers hiking, picnicking and cross-country skiing. Residents feel that the natural beauty of Canton, combined with the numerous town-sponsored spring and summer recreation programs set this town apart from all others. Canton lies at the foot of Great Blue Hill. The Canton River flows through the center of the town, linking a chain of small lakes including Bolivar and Forge Ponds and flowing into the Neponset River. For small-town charm, you'd be hard-pressed to find a town friendlier or prettier than Canton.

Canton's official web site provides links to important information, including an online database which you can access to see what value the city Assessor gives the property you are interested in buying and what its annual tax rate is.

If you have school-age children, the Canton Public School District is highly rated. Contact the school district at (781) 821-5060 with the address of your prospective new home so you can determine which elementary school your child(ren) will attend. CPS's transportation policies, bus routes, etc., are outlined here.

The Canton Journal, The Patch, and The Canton Citizen are purveyors of local news; and, of course, there are also the Boston Globe, and the Boston Herald.

Sales in Canton have soared from their lacklustre performance in 2011and 2010. Sadly, the average sales price continues to fall ... about 10%. In a falling market, you can expect it to take longer for a property to sell and days on market in Canton have not changed significantly over the past 3 years. On the other hand, this makes Canton a bargain hunter's paradise.

2012 - 77 sales. List Price - $259,401 Sale Price - $252,016   Market Time - 107 days
2011 - 64 sales. List Price - $264,532 Sale Price - $255,703   Market Time - 124 days

Condominium sales are quite brisk for an outlying suburban town. That said, the number of sales and the average sale price have not changed much in three years.
