Watertown lies about 6 miles to the west of Boston; and so, it is no wonder that, with the rise of property values in the Greater Boston area, so rose Watertown's appeal as an attractive, affordable alternative to those more expensive communities of Cambridge, Brookline, Belmont, and Boston proper. Prior to parts being sliced off and annexed into Cambridge, Weston, Waltham, Belmont, and Lincoln, Watertown boasted more residents than Boston! Close to Soldiers Field Road and the Massachusetts Turnpike, major arteries into downtown Boston, Watertown has easy access to Boston's nightlife and commercial center, as well as its suburban neighbors Newton, Waltham, Weston, etc.

If you prefer public transportation, Watertown Square is the terminus of several bus and trackless trolley routes. You will want to check the MBTA site for route planning and schedules.

Mt Auburn Cemetery

The official web site for the city of Watertown has helpful civic news and information. If you have a specific property in mind that you think you might like to buy, Watertown also maintains a database for the City Assessor which you can access to see what value the City gives the property and what the annual taxes are. Two of Jim's favorite places in Watertown are the Mount Auburn Cemetery and the Arsenal Mall.

If you have school-age children, the Watertown Public School district will take good care of them. Unfortunately, its website is not very user friendly and you will probably being doing better to call by phone than take the time trying to find information online. The number is (617) 926-7700.

2012 - 90 sales. List Price - $461,837 Sale Price - $447,846   Market Time - 59 days
2011 - 87 sales. List Price - $482,293 Sale Price - $465,677   Market Time - 77 days
2010 - 71 sales. List Price - $492,703 Sale Price - $472,976   Market Time - 66 days

Watertown saw an increase in sales by 2% in 2011; however, values decreased by the same 2%. Although hopes for a recovery seemed on track with an increase in sales volume, the average sale price continued to decline by a disappointing 4%.

2011 - 154 sales. List Price - $351,843 Sale Price - $335,385   Market Time - 108 days

Although condominium sales in Watertown were way down in 2011, values were off 1%. A year later, volume soared 16% over the high of 2010 and essentially regained its lost ground in value.

Multi-family sales in Watertown are the high note statistically with sales volume increasing each year and the average sale price catapulting 7% in value.
